Also good luck, Iowa is premium farmland, the bulk rate is like 12.5k an acre to people buying by the quarter section or more. For land like that nobody really partitions it out in 1-2 acre segments so it is slim pickings, maybe a 20-30 across the whole state, usually shit land that a farmer doesn't want that is really not useful for this purpose (flood plains, marshlands, impossible to get building permits, etc.). Say what you will about Iowa, it is flat, it is boring, but it is the most expensive rural agriculture land in the country because of high CSRs.

Really? I just looked in my area and I found 1.2 acre lot for $18k. Gravel road access, county zoning, x flood, it even has local water utilities. You could get a septic, electric, and water for around $15. And, you could easily build a house that size on a slab for $60k, if you did it yourself. And, it's literally 30 minutes from beautiful beaches.

I've never been to Iowa, but I can guarantee you I could do OP's pic for $100k cost, here in Florida, no problem. And, it would be to our 150mph hurricane codes. How fucking much is a septic and water/power connections there? I built on fucking islands that require grinder pumps and cans to hook up to sewer, and it was never more than $20k for utilities.

I would never move to Moldova if I were you , yes the land is cheaper there but that place is the poorest part of Romania , I'm from Transylvania which is the best region by far . The land is more expensive here but only if it's close to a big city like Brasov , Sibiu , Cluj Napoca etc . Brasov is pretty much a mountainous city so it's not fit for your vineyard but Sibiu and Cluj are and they are 2 of the most important cities in the country so you are set . You could buy enough land for anywhere between 20 and 50K but it has to be further away from the city anywhere between 30Km and 50 Km which is far to us Europeans but probably nothing for Americans . You can be in the heart of the city in around 30 min so you really can have everything both a nice rural life and a city life on the weekend

Usually doesn't happen often as large tracts of land are bought and sold like commodities, i.e. someone buys the family farm. Sometimes you can find an old farmer retires, splits 2-3 acres of the farm off for himself and sells the rest of his land to a neighbor/private party or transfers (sells) it to his kids. When they die, a lot of times those lots go up for sale but there aren't very many of those lots available in any given year.

I don't have $100k and that wouldn't really be enough. A small garden won't feed you the whole year. You need a greenhouse of some size for that, so you can produce something during the winter too.
Tools, seeds, fuel, some chemicals too.
We had such a garden once when we had a countryside house and sure we were getting a lot of potatoes, carrots, eggplants, tomatoes for a few months. But you need more to survive. You need grains for bread, which takes more land than that. Then you need some empty lots for crop rotation.
These house gardens can at best provide you with some vegetables for some months, if you keep working on them.

If you do it all yourself, and you have road frontage, here...

Electric would be around $1,500 if you're within 100ft or so of a pole. You can put in your own pole and then run from there wherever you need to go. Roads, again, I can get lots here that have road frontage. Still a driveway would cost you say ten loads of dirt, $3,000, and four loads of rock, $4,000. Water shouldn't be more than just $1,500 for a meter, you can rent a ditch witch and PVC is cheap, run it wherever you want. Septic is a crap shoot. If you can do a regular septic, that's under $10k. Inspections don't cost anything, just the price of the building permit. It would be under $1,000 for something that size. Titling the property is something that should have been done at closing. You can pay a lawyer around $1,500 to do a title search and record it to the county, that's usually just called closing costs. All that could be done for under $25k.

If you're building on grade, monolithic slab, the foundation would be cheap for that. A simple two gable 4/12 roof, cut your own rafters, corrugated metal would be cheap. Simple interior and fixtures, you could build that for under $50k easy. If you did 100% of the labor yourself.

The original structure of my bar is about that size and on a monolithic slab. Even with it being on an island and requiring grinder pumps for septic, it still cost me less than $50k to build. Again, that means doing all the work yourself.

I bought 2 acres 20 min from a small coastal city for a very low price- 36k. it was flat, fertile and next to a big pond. Then I found a house in town owned by the council and they wanted it removed.
