Ukraine actually has some of the best soil in the world. If a big nuclear exchange were to go down, controlling a region with exceptionally good soil would be highly advantageous, especially if you were in a central location where logistics are also in your favour.
If India and Pakistan escalate to nuclear, staple goods get fucked, and being able to sell food in the region during this time would be enormously profitable while providing a powerful geopolitical tool to leverage for an equally proportionate strategic advantage.

I doubt it, the amount of force they are able to project via Israeli assets is worth enough conflict so they just go clean up Israel's shit after the fact, things are much cheaper this way. Apparently they've been ignoring AIPAC's phone calls so that's kind of interesting. They aren't going to like that. If Trump closes the door on Israel, they are going to respond in turn, and Trump would have to align himself with some rather unorthodox powers if he is to have a chance at recovery.
