One at a time. You most likely live in your first multi-family property until it hits a rhythm where you can save up for a second IF and ONLY IF you can afford to run them. But if you run four properties while living in your own, you probably run them like slums to maximize the section 8 gov't money which is often more profitable than having handimen and management on hand.

That is possible if the economy is good and you find a property that makes positive cash flow. The problem is that everyone did that and property became way to expensive to generate a positive cash flow. Plus you need a huge amount of money or assets to act as collateral for all that leverage.

So it's advice for people that are already wealthy.

It's all well and good until tenants of properties 1-3 all decide to stop paying rent at the same time and leave $15,000 of damage after they're finally evicted 8 months later. The real test of wealth and intelligence is whether you can weather that kind of storm, paying mortgages with no extra income, dropping $45,000 to repair damage, etcetera. Lots of small time landlords get fucked on that kind of thing.

one bad tenant can cost upwards of $20-40k in the span of a year and a half and you still have to give them their deposit back in most cases on top of paying them to leave. God help you if you want to be a no pets landlord because they'll all disobey knowing you can't evict an entire building and not get financially hurt

The last housing crisis was preceded by investors buying properties to rent or flip them. After the bust, the newspapers would run sympathetic profiles about speculators who had 6 or 7 properties and lost everything including their primary residence. So we were supposed to feel bad for them because they had to rent like everyone else.
