It seems like most of it is 10-30% below retail factoring for the exchange rate. That house would cost roughly $500k CAD to build so I expect his real cost is closer to $350k.

This is due to the way they constructed that HVAC decking as an extension of the home framing and it funneled the water into the home when it rained. That is an unbelievable design flaw. There should be weatherproofing at that level and a detached deck on a pad for the HVAC stuff.
