I generally agree with you, but to me, the problem with corporations(not all, just those whose business model is solely long term holdings) owning property is that they are obligated to provide return to their shareholders, in an environment that fosters and encourages doing so via a mix of slumlord style resource management and finding new ways to price out the tenants who have been there longest in an effort to bring in a higher paying clientele. If their business model was based on solely property management providing services to different companies that owned the buildings, I can see more ways of making that sustainable. Certainly a land value tax, which takes in mind unrealized capital gains(because those properties can be leveraged as assets for higher loans), would be the easiest to implement, the age-old issue becomes making sure it’s actually used to benefit the community.
