The price difference between a mass wall construction using brick or concrete blocks versus stick framing is huge here. I think it's just because of the labor involved. It's way faster to erect the stick frame than it is to lay thousands of bricks accurately. That's why I think those huge porotherm bricks would be better since they're usually fucking huge and would take way less time to lay. I just don't know why I have never seen them in the US. Ever.

But you can use different rooms for different things. You can have an office, a weight room, a mud room, a huge closet that's the size of a bedroom, huge kitche, dining room, breakfast nook, a massive spa-like bathroom with a jacuzzi tub, etc.

Can give two more advices. Do not place solar panels on roof of your house. Place it somewhere where it will be easier to inspect. If on roof, then after few years, and some movements (storms or thermal), there can be a leak in places where fixtures are placed. And because attic been insulated, harder to spot. Which means that wood rot can spread for longer, and when discovered, will be more expensive to repair.
Solar panels on garages, shacks and similar, those are perfectly fine. Where can easy inspect and fix leakage.

If land plot size allows, build garage at some distance from home, from non-burning materials. It is likely that e-cars will become more widespread in next decades. It will be better that if something happens, that it burns down at some distance from home, and does not take it with it.

There is plenty of concrete homes but they tend to be high end "architectural" homes, especially in the desert southwest and bad weather areas like Florida.

Maybe it's a language thing. A starter home is a cheaper property you can buy and pay a mortgage to build up equity and eventually upgrade. A condo can be a good start if the association fee isn't too high. All these new complexes are never ending rent machines though with high rents making it difficult to save up for a property purchase. Wages are depressed on top of that too.
That said, your rents sound comparable to here in scale. Houses though tend to run closer to apartment rents depending on type and condition.
