Why would I, housing shouldnt be a for profit market you can make money on. People should be required to live in their home and buying homes as an investment should not be profitable. The government should build housing with taxes and then sell them to people at cost. The taxes for this should come from everyone since everyone needs homes just as much. If people want a fancy home they should pay a luxury home tax. Otherwise they would be mostly cookie cutter designs, from say 10-25 approved ones.

the argument is faulty from the get-go. the landlord has taken on risk in terms of investments. YOU can invest and take on risk (take out a loan, etc.) and then recoup on the loan over time.
Renters have no risk. If major repairs need to be made or insurance goes up, property taxes go up, etc., renters don't pay this.

When someone moves out we repaint, repair and refurnish kitchens and bathrooms (depending on how old and damaged). A 5 gallon bucket of paint costs about $190 and the average apartment takes about 4-5 buckets. Kitchens can cost another couple grand to replace and same for bathrooms. Obviously landlords pay property taxes and then there are repair costs for plumbing issues and electrical issues that arise in the building. I do some repairs myself because electricians and plumbers will charge you 2,000 to replace and hot water heater that I just spend 500$ on material to fix.
A lot of people who rent from are just looking for a temporary place to live for a few years during med school or while building their live with their girlfriend. Also have men who were recently divorces trying to figure shit out. How much more do you want to know?
