I have tried to buy a house but cash buyers close in two days. I can't even get a loan approval that quick because it's a hard credit check so it's not like I can do it on a whim. The only other option is a 700 sqft gray cuckbox in the city where you can hear your neighbors stomping on your head. The last time I lived in an apartment I was suicidal.

If u can get a loan approval u can get a duplex/triplex/quadplex. Usually they are lower price per square foot than houses. Move into one unit, fix it yourself, raise rents every year. In five years refinance, pull cash out and use the rental income to pay the mortgage on a house. Keep the investment property going also. Voila. This is what I did starting in 2013.

I dont think theres a physical lack of housing so much as all the housing that goes on the market is bought up as investment property. I live in an area thats had nonstop construction for years and prices only ever rise. Back couple of years ago when property prices were skyrocketing I saw loads of condos being bought up and then just sitting empty. Better to sit idle and sell in a few years than rent to a nigger that will just tear the place up or make it difficult to quickly dump later.
