I've started noticing listings of Airbnbs in much greater numbers. It 2023, there was some talk of an Airbnbust, but it didn't seem to happen because of the tax loopholes assocated with them. Have the tax loopholes been closed or something? Or have landlords gotten tired of squatters this much?

I live in Sarasota, on the border on Bradenton, in manatee county. This tourist season was noticeably slower than normal. The housing market is also going to shit here. Average prices are about 10% lower this year alone. The housing inventory is very high and houses are sitting on the market for over 90 days now. It was less than 30 days back in 2021. My fiancé is a realtor.

The 2 hurricanes that hit the Sarasota area this past season damaged the building and community areas like the pool and sea wall. The price is ridiculous. The condo is priced very well at ~$400k on the water, but that HOA fee is the deal breaker for everyone.

I can’t say about other than the cities I live in , but all here are mom and pop single owners that converted their rentals into Airbnbs because the ((( government))) told people they didn’t have to pay rent. Hotels are charged huge hospitality taxes which is priced into the cost of the room. AirBnB built their business on beating hotel pricing by not paying this tax. I am staunchly against raising taxes in any shape or form but houses that are used for income in the form of temporary rental services I believe should become heavily taxed to promote a healthier housing market or rental home market.

the loophole has not been closed, just local towns are changing zoning laws so that you can't rent for less than 7 days unless you reside on the property full time also.
the STR loophole is a pretty good deal, lets you deduct all depreciation against your job income or investment income as if you were a "real estate professional" (REP status). You need to have the majority of your rentals be less than 7 days, but most towns are not allowing for that. The IRS hasn't changed the loophole.
