The laws favor renters. Simply stop paying rent and do not leave. Make the landlord go thru the eviction process. If the landlord does anything illegal then go to the police and press charges and get him arrested. It's actually very easy to ruin your landlord's life.

I mean I have considered whether I should rent out the appartment I now own when I buy a bigger house. But having looked it up, I could at most charge 800 a month by law. While the mortgage is 700 currently, and taxes on the rent would be 36%, and 1400 euros on top of that municipal tax. So I genuinely could not rent it out without losing money. So I guess I am not gonna become a landlord.

There is a market for renting though. I own a business, I rent a warehouse for my work. Owning it would be pretty hard on my finances, and I want to be able to move easily if I either need to expand or conversely reduce business. Lots of people who only live somewhere for a few years, like high end carreer types, also prefer to rent as they arent really in the market to constantly have to buy and sell houses as they move around. Its too capital intensive.

We implemented a price cap on rent in the Netherlands recently. The effect so far has been that a lot of small landlords are just selling their properties. This has simply resulted in there being less houses to rent in general. And demand for renting hasnt gone down, so prices for rentals have gone up. Because people who rent often cant afford to buy the house they are renting.

If what you claim is true then that system of yours is much worse than an optimal LVT of say 50% on monthly site value fees collected. That's because with the latter, without any income taxes and other municipal surcharges, you would still be able to keep half of your economic rents collected + you would keep the entirety of the rest (as people also pay for renting out the walls, furniture and all that).

Of course it has workable solutions, at least to a degree, since many existing countries collect land value tax in different shapes and forms. Singapore, Estonia, Switzerland, Denmark, Australia and even Russia. The amount you can charge is a points based system that comes from things like surface area, energy label (from F to A) and amenities. I dont 100% know the system, but I talked to a mortgage broker about it and he calculated it for me. Only way you can charge more if you get the house into the "free sector" and it has to have the equivalent of 1600 euros or more in rent per month value in the points system for that. Rent tax is based on the amount of points the property has, not what profit or costs you have. You also cant deduce costs from the tax, which you normally as a business can do.

My appartment is 60m2 from the 1930s, so it has low points. Its not properly insulated, it has no aircon, no parking spot of its own etc. So I am limited to rent it out for a ceiling of 800 euros a month. Simply cant do that profitably, so I will likely sell when I move, keeping this property off the renting market. While its actually an ideal home to rent for people early in their carreer. It was for me, I bought it off the person renting it out because she had to sell because of the new law.

This means that LVT is the only tax that can't be shoved on the final consumer, in this case the tenant. So a tenant either pays 100% rent OR choses to become an owner by paying the same 100% to the bank instead (I presume here that most people, at worst, replace their rent with the instalment 1:1). But then, they'd also pay the LVT since they are now legal owners of the property. Once they have no mortgage to pay, all they have to pay is the tax. But this would be true for everyone: owner-occupiers, landlords, and new owners. But not for tenants, since a tenant could never "pay" the LVT of their landlord, no matter how the landlord wants this to be the case. Add to that that LVT would lower the sale prices of all properties, meaning that it would be much easier to buy homes for young people.
